The villa is situated within Lake Berkley, Kissimmee, one of the most sought after locations for people wanting to rent a villa. For those visiting Disney it is just 5 miles away--approximately 10 minutes drive. All the other major theme parks are also very close by . For convenience and very cheap shopping there is a 24/7 Wal -mart within walking distance. Additionally the Villa is just half a mile from the 192, where you will find many restaurants, take aways and shops. The Villa itself has one of the premier locations within Lake Berkley, with the sun facing pool overlooking the Lake and its wildlife.
The villa is luxuriously furnished and has everything a large family would need including screened pool and spa (can be heated), oversized deck area (great for sun bathing), air conditioning, TV/DVD/VCR/CD player,Playstation 2 leather sofas, fully equipped kitchen, washer and tumble dryer, master bedroom with ensuite, further 3 double size bedrooms.

The living area is very spacious and includes 2 large leather sofas The entertainment unit has a 40" Digital Cable TV (over 200 channels), multi region DVD, VCR,ipod docker and CD player.
The fully fitted kitchen has a large fridge/freezer (with auto ice-maker), dishwasher, microwave, cooker/oven, coffee percolator, etc.
There is a separate laundry room with washing machine and tumble drier ---no need to pack your suitcases full of clothes.
There are 4 double bedrooms and 2 bathrooms. All have Cable TV, pillows, linen and duvets provided.
Bedroom 1 - Master bedroom with queen size bed, Cable TV and en-suite bathroom with shower.

Bedroom 3 - Twin Bedroom with cable TV

ALL bathrooms have shower and hairdryer etc. We provide plenty of towels for your use.
The oversized sun facing screened pool has plenty of room for sunbathing. Each side of the pool screen has bushes to ensure your privacy. The pool and outside area have lighting for the evening. The lakeside is only a few yards away where you will see a variety of wildlife. The outdoor dining area comprises of a patio table, 6 chairs and 4 full length loungers , all with with padded cushions. There is also a covered lanai area next to the pool where you can eat outside , or perhaps escape from the sun--or occasional shower.
The pool and spa can be heated to 86 degrees.
The villa is fully air conditioned and there is central heating for the rare cool winter evening. We provide the services of a management company that will look after any needs you may have during your stay at our luxury villa---they are on call 24hrs 7 days a week.

The Villa is situated on Lake Berkley resort which is a secure safe gated private community of similar properties. The following amenities are provided exclusively for those people residing/staying at lake Berkley: tennis court, nature trail, fishing, beach volleyball court, children's play park, clubhouse with gym, internet cafe, video rental and community swimming pool.

My family and I just returned home having stayed here for 10 nights in Nov.
When we booked the villa we could have booked other villas that were a bit cheaper, however this one looked the best and seemed in great location. We were not disappointed; the villa had everything, had wonderful lake view, and was ideally situated to easily get to all the theme parks, with Disney less than 15 minutes’ drive. We glad we spent the extra money to stay here.
I loved the fishing on the lake, played golf on local course just 10 minutes away. Wife loved the spa, and all the reality TV programmes on the TV. Kids loved the pool and having their won twin room with PlayStation.
Fantastic holiday. Actually more than that…our best ever holiday and best place we ever stayed. And thanks to Stephen the owner for all the useful info he sent about car hire, flights etc. He even had a Sat Nav for Florida that we loaned.

We visited Sept 2010.
This was our first time in a villa, previously we have booked hotels. We will never stay in a hotel again. This villa had everything and it worked out cheaper than a hotel, and saved us money on drinks and food (we stocked the fridge with drinks and snacks). Also with 3 children it is much better having seperate bedrooms.
Our 3 children loved the large private pool, in fact they they had more fun in the pool than at Disney.
Most evenings we had a bbq whilst the kids splashed in the pool. The view across the lake in the evening was memorable with the varied sound of wildlife.
The villa was spotlessly clean and was well stocked with towels/games/DVDs/books. There is a TV in every bedroom.
The booking process with the owners was very easy and they provided directions and lots of useful information prior to our arrival. Access is easy as the villa has a key code system.
We hope to return to Orlando in 2 years and will be booking this villa again.

We stayed here in Oct 2009. This villa is in awesome location, we reached Disney in under 10 minutes and Universal in about 20 minutes. Best of all Kissimmee Golf Club is a 10 minute drive away. 18 holes for just $30 including golf cart.
The villa really does has everything included, it is better equipped than our own home !!! We visit Disney every year, have stayed in other villas, but this was by far the best we have stayed in, and will be reserving for next year. It is also cheaper than a decent hotel !!!
The kids loved the pool and it was great sitting out both in the morning for breakfast, and again in the evening listing to the wildlife.
Caught some fish on the lake, it seems to be well stocked.
Lake Berkley is a gated community and we felt very safe and secure.
And finally thank you to Stephen (the owner) for making the reservation so easy, and the useful info that was sent to us.

Stephen, we can't tell you how much we enjoyed staying at your Villa again (Feb 2012). This was our second visit and I know we will keep coming back. (We already have another trip planned with your Villa rented).
The home was clean and spacious. With 3 kids it was great to be able to spread out after a long day at the parks. The kitchen had everything we needed to cook meals when we didn't want to eat out and being able to wash clothes made packing easy.
As always the kids loved the private pool (the pool heating was perfect), in fact they spent more time this time in the pool than at the theme parks!!
The price was way under most decent one room hotels. In a nutshell, the Villa was AWESOME. Thanks again.
