Festive Palms Villa at Aviana Resort offers over 2000 square ft of fully air conditioned living space. Walk through the front door and get the WOW feeling as you see the wooden floors, luxurious furnishings and stylish decor. There are two spacious living areas:
The formal room at the front has a comfortable sitting area with sofa bed, sofa and chair. Relax in this quiet area with its colonial feel and tropical decor. The dining area in the formal room has a large dining table with seats for eight. Great for family meals at the end of a hard day at the theme parks!
The family room at the back of the villa has a relaxed sitting area with a beach themed decor. Just right for watching the TV with the family. It is open plan to a casual dining area with a table for four and two bar stools.
The well-equipped kitchen is a home from home. Everything you might need for preparing anything from snacks and drinks to a multi course meal. The utility room has a washer and dryer.

Our Aviana villa sleeps ten:
The fabulous master ensuite bedroom with its cool tropical decor has a King sized bed and TV with DVD/VHS. A second master bedroom also has a King sized bed, and a TV/DVD combo.
The two twin bedrooms are decorated with subtle Disney themes - Finding Nemo and Winnie the Pooh. Both have TVs. Great for kids or adults.
The ensuite bathroom is very spacious with twin basins, a corner tub, a large shower room and a room with a WC. There is also a family bathroom with a bath/shower, basin and WC.

Open the patio doors in the family room and walk through to the fabulous pool area. The pool has a spa, and can be heated if required. There is a child safety fence for your family’s protection. Patio furniture is provided for outdoor dining and lounging. There is also a BBQ that you can use.

The garage houses a games room with pool table, ping pong, table football and dart board. The ceiling fan keeps the room comfortable whilst you enjoy your games.

Our luxury villa has cable TV throughout with a TV in the family room and every bedroom. We offer free national phone calls. There is free secure wireless internet - just bring your laptop. We can also provide a Wii console and games. There are also board games, cards, books and a toy box to keep your family entertained.

We can offer free baby and toddler equipment, including 2 cribs, 2 bed guards, 2 high chairs, booster seat, playpen, potty, toddler step, toddler toilet seat and 2 strollers.

This is a beautiful villa in a very pleasant location, convenient for the theme parks and for general sightseeing in the wider area. We were a mixed age group and all of us enjoyed the pool, spa and facilities available. There are supermarkets a short car ride away if you wish to self cater, and restaurants if you want to eat out. We had a wonderful holiday and hope to return in the future.

We really enjoyed our stay at Aviana Resort. The house was bright, clean and had a lovely family feel about it. Location wise we were a little worried at first, as it felt we were quite a way out But after just a couple of days we found our bearings and it is so easy to get to all the attractions. There were plenty of towels, a hair dryer and TV's in all the rooms, not that we watched them much! Having a security code for the gate and door made us feel quite secure in that not just anybody had access to the main resort and I had no chance of losing a door key!

We had a fabulous 2 week family holiday ( 4 adults, 2 children) at Festive Palms Villa. It was very spacious, clean and well equipped, perfect for all our needs. The estate is quiet, clean and friendly and is well located for easy access to the Disney Parks and other Florida attractions a car is essential though.

I would not hesitate to hire this property again and would highly recommend it for your holiday/vacation.

We really enjoyed our 3-week stay at the Festive Palms Villa. Our goal was to spend time with our family and relax and we did just that. We had three couples and four kids under the age three. The house was a perfect setup: lots of space for the toddlers to run and play inside, large dining area with eight chairs and room for three highchairs, no breakables, playpens, no stairs, big bathtub, etc.

The house was very clean. We had the pool heated for a few days and it was very nice. We enjoyed our walk to the clubhouse every day to use the playground and sandbox (volleyball court).
The grocery stores and Walmart are within a 10 minute drive, the outlet malls and Disney attractions less than half an hour away, and there is an AMAZING children's playground 15 minutes away in Haines City near Lake Eva.

This trip for us was about getting together with our family and young children and relaxing -- and Festive Palms Villa was perfect for this (at the rate of one hotel room!).

Our family spent 10 days in Florida in March 2011. This property was absolutely perfect! There was plenty of space for all. The house was immaculate when we arrived, and everyone in the complex was more than accomodating. While we were there we went to both coasts and to a few parks. The driving distance was short, wherever our destination! We would highly recommend this house to our friends and relatives. In fact, we have already inquired about renting it next year ourselves.

My family of four stayed in Orlando for a week. In that time the house almost felt like home. It is super nice, friendly environment and close to all the fun. But first of all the owners were very helpful w information and guides. If I am going to Orlando again I would not hesitate one second to return to Aviana, it is simply as good as it gets.

The villa was in a great position with supermarkets and restaurants within a 5 minute drive and Disney and Kissimee within 15/20 minutes drive. It was clean and spacious with a lovely pool area and all the facilities you need. The clubhouse was an added bonus and our kids loved using it’s pool and facilities. We were provided with all the information we needed quickly and easily before we went and when we returned. I would recommend this villa without hesitation.

We had a great time in Florida this year made all the better by the accommodation. This really is a spacious, well equipped villa which exceeded all our expectations.
The location is ideal sor not only the parks but also both east and west coasts.
The owners were very flexible with our travel arrangements in respect of the recent volcano issue which left us stranded for 8 days.
They have even listened to our 1 2 1 feedback, making some of the recommend changes already.

I recently stayed at the villa with a group of 10 & 1 baby and everyone had a great time. The Villa is very spacious and is well equipped for young children, as it has a good sized pool and a well equipped games room. The location is ideal for the "park trekkers" as is about 10 minutes from all the attractions and very close to MCO airport. It is close to some local shops and takeaways.

I just wanted to say thank you so much for sharing your villa with us. We arrived to an extremely clean, spacious and well decorated home. The villas description and photos is exactly what we found when we arrived. It was the perfect place not only to relax but to enjoy many of the attractions in the Orlando area. The hot tub and pool were enjoyed by all. The game room was a plus. We spent one afternoon at the Club House – played beach volleyball, swam in the pool and sat in the hot tub.

We could not have been more satisfied with our experience. From the initial booking through the end of our stay the homeowners were wonderful to work with. All in all our stay could not have been better. Book this villa you will not be disappointed.
